This Short Term Rental Agreement (hereinafter: the “Agreement”) is concluded into and made effective as of the signing date by and between the Property Owner (“Owner”) and the Guest (together – the “Parties”).

The parties agree as follows:

RESPONSABILITY

• By agreeing to these Terms & Conditions, as acknowledged by signature below, the Guest waives, discharges and agrees to hold harmless the Owner from any damage, accidents or injuries that may have occurred during the stay, which could be related or result from the stay in the property, to him as well as to any visitors and people associated directly or indirectly with the guest present during the stay. Client is responsible for all damages to the property incurred during your stay.

ACCESS TO PROPERTY

• The main roads to get to the chalet are paved, but the secondary roads are gravel (5 min. drive), so if you have a low-profile vehicles, the rocks can scratch your car
• Usage of a 4 wheel drive vehicule (AWD, 4WD, 4X4) with good snow and ice tires is highly recommended during the winter season (usually from November 15th to March 30th).
• Arrival starting from 15:00
• Departure before 12:00

UPON YOUR ARRIVAL

• The door code will be provided to you the week of your arrival. If you have any questions, please refer to the welcome book which contains information about the chalet. During your stay, We will be always available by text messaging, email or telephone.
• For safety and security reasons, our property is equipped with one exterior camera pointed only at the front exterior door.

UPON DEPARTURE

• Take out waste (green bin) and recycling (blue bin) in the bins provided for this purpose located at the entrance to the property facing the street. Do not leave garbage in a bag outside, it attracts animals.
• Tidy up the kitchen and wash your dishes (there is a dishwasher).
• Used towels must be left in front of the bathroom.
• Take care not to mix bedding. Make a pile on each bed with the items to be washed: sheets and pillowcases.
• Close windows and lock all doors.
• Before leaving, please set the thermostats to 18 C during winter period.
• Take care to bring back all your personal belongings

RULES AND REGULATIONS

1. The Guest agrees to abide by all local rules, regulations and laws.
2. The guest must behave in a respectful manner and show good neighborliness respecting the rights and the peace of the surrounding owners. In the event of a complaint, a penalty of 500$ CAD will be imposed.
3. Between 10:00 p.m. and 08:00 a.m., we ask you to turn off the music and reduce the noise outside, the noises likely to disturb the peace and the well-being of the neighborhood are prohibited under penalty of fine, termination of contract and you risk losing your security deposit in full
4. Before using the spa, a shower is mandatory to remove all oils, lotions, creams, makeup and bug repellants. The water should be kept clean and free of bubbles or foam to avoid an additional fee of 200$ CAD for drainage, cleaning and filling.
5. The spa cover must be closed at all times when the spa is not in use to prevent breakage or heat loss.
6. The property is non-smoking, inside and out, including the decks and the ground. Which includes: cigarette, cigar, cigarillo, vape, shisha, cannabis, etc. In the event of a defect or odor, a penalty $200$ CAD automatic will be imposed.
7. Only outdoor campfires are allowed in the place provided for this purpose. In addition, no material other than firewood should be used. For the use of the interior fireplace, add only the DURAFLAMME logs, firewood and no other material.
8. The guest agrees not to use the property for commercial purposes or to sublet the property.
9. The guest responsible for the reservation must inform the other guests of the house rules. He/she is also responsible for the premises, both inside and outside, and will be held liable for any costs arising from breakages, extra cleaning or abuse on his/her part or that of his/her guests.
10. Parking is limited to the parking area located in front of the property with a maximum capacity of 4 vehicles. Do not park on the street, because you expose yourself to a towing at your expense.
11. If the guest or a member of their group exceeds the prescribed departure time, they will be charged $ 50 for every 30 minutes. If it exceeds more than two hours, you will be charged an overnight stay without being able to stay.
12. This property does not accept pets without the owner’s permission.
13. No motorized water craft or boats are permitted on the property or in the lake during your stay.
14. Do not walk on the 2nd floor exterior balcony. It is decorative and not safe.
15. The minimum age for the person responsible for the booking is 21.
16. Any violation of these rules by the guest or by a member of his group will be grounds for immediate termination of this agreement without possibility of refund and the owner will not be legally responsible for any associated prejudice.

PAYMENT TERMS
👉 At the time of booking: The 1st payment will be taken as a deposit (25% of the total amount of the booking).
👉 No later than 14 days before your arrival: The balance must be paid (75% of the total amount of the reservation)
👉 We accept the most commonly used credit (Visa, Mastercard, AMEX,…) or bank transfers.

SECURITY DEPOSIT
👉 Refundable deposit: Pre-Authorization of $500 CAD (1 day before arrival). Refundable no later than 5 days following the end of your stay. In the event of minor breakage, an amount equivalent to the value of the breakage or damage will be deducted if necessary.

CANCELLATION CONDITIONS

👉 More than 14 days prior to arrival: Will result in a full refund of all sums paid to date.
👉 7 to 14 days before arrival: Will result in a partial refund (50% of the total amount of the reservation)
👉 7 days before your arrival: Will result in the loss of all sums received to date (100% of the total amount of the reservation).
